Timberland Appraisal Services

There are many instances where a timberland appraisal is necessary. These include:

  • Acquisition or disposition considerations
  • For financial lending considerations
  • Estate administration
  • Financial planning

In these circumstances, we perform certified appraisals of timberland properties that conform to the Uniform Standards of Professional Appraisal Practice (USPAP). We currently have three (3) Certified General Real Estate Appraisers on staff, collectively certified in New York, Pennsylvania, West Virginia, and Virginia.

Our report will present the data collected in the field (both timber inventory and comparable land sales), an analysis of the data, our opinion of the property’s highest and best use, and the results of the analysis which will lead to an opinion of the capital value of the timber and land and market value of the entirety.

The report will provide the necessary elements for an acceptable timberland appraisal including an analysis of:

  1. the sawtimber quantity, quality and value by species on the subject property
  2. the pulpwood quantity, quality and value on the subject property
  3. a review of comparable land sales in the region
  4. a determination of the subject property’s highest and best use
  5. a description of the subject property with pictures, topographic maps and aerial photos
  6. a comprehensive review of the valuation procedure
  7. a statement of value for the entirety with tract and stand level indications of relative value.

More importantly, for estate administration the appraisal will establish a new basis in the timber and real estate, which can be recovered as a cost of sale in any subsequent sale of timber or land.

We use various valuation models and techniques to form an opinion of the estimated value of a timberland property.
